
We understand that SB 721 inspections can cause anxiety for both clients and onsite personnel. That’s why we’re here to ensure the process is as smooth as possible. Here’s a clear breakdown of what you can expect during your inspections.
1. Pre-Inspection Planning:
One week before the inspection date, we’ll identify which apartments and suspended stairs/landings need to be inspected and communicate this to the community manager. This will allow ample time for all residents to be notified.
2. No Entry Required:
Our inspections are conducted entirely from the outside, ensuring minimal disruption. We kindly request that residents clear any items away from the railings to provide our inspectors safe access via ladders. On the inspection day, we’ll knock on doors to inform residents of our presence and reassure them that we aim to be as unobtrusive as possible.
3. Important Reminders for Residents:
Please remind residents to move any refrigerators, freezers, or auto parts off the decks and to keep pets indoors during the inspection. This helps ensure a smooth process for everyone involved.
4. Inspection Process:
We carefully drill 3/4″ holes in the stucco and utilize boroscopes and moisture meters to assess the safety of decks and stairs/landings. If we identify any concerns, a small 4″x 4″ access hole will be opened for further investigation.
5. Comprehensive Reporting:
We take detailed photos of the deck’s internal and external areas and landings, compiling an extensive report for each apartment inspected. This report includes our findings and repair recommendations, which will be sent to the property owner and community manager.
6. Follow-Up and Re-Inspection:
After repairs are completed, we’ll schedule a re-inspection to ensure all issues are addressed. Our final report will provide a thorough overview of each unit’s repairs and clearance status.
